Routine maintenance requests must always be submitted through the Hemlane Resident Portal. We do not accept routine maintenance requests by phone, text message, email, or social media.

For emergencies that threaten life or property (such as fire, gas leaks, flooding, major plumbing leaks, sewer backups, electrical hazards, or loss of heat during freezing temperatures), residents should first call 911 if appropriate, then contact the emergency number provided in their lease.All other maintenance requests must be submitted through Hemlane so they can be properly tracked, assigned, and updated.

Applications & Move-In

How much do I need to move in?

Move-in costs vary depending on the property and housing program. Most traditional rentals require the first month’s rent and a security deposit before move-in. Lease with Option properties may also require an option consideration fee. Full details are provided in the property’s Hemlane listing.

 
What happens after my application is approved?

Once approved, we’ll contact you with the next steps, including lease signing, required move-in funds, renter’s insurance, and scheduling your move-in date.

 
How long do I have to move in after approval?

Move-in timelines vary by property and will be agreed upon with approved applicants.

Can I have a co-signer or guarantor?

A qualified co-signer or guarantor may be considered on a case-by-case basis.

Do you perform background and credit checks?

Yes. Screening may include credit, criminal background (where permitted), income verification, and rental history. A non-refundable $40 is charged during the time of application.

Resident Responsibilities

When is rent due?

Rent is due on the 1st with grace period up until 3rd. Residents can pay securely through the Hemlane Resident Portal.

 
Can I pay rent online?

Yes. All rent payments are made securely through the Hemlane Resident Portal.

 
When do utilities need to be transferred into my name?

If required under your lease, utilities should be transferred into your name before or immediately after move-in according to your lease. Usually within 14days after move in.

Can I make changes or improvements to the property?

No alterations or improvements may be made without prior written approval.

Can I decorate my home?

Residents may decorate provided permanent alterations are not made without written approval.

Maintenance

How are maintenance requests prioritized?

Emergency issues affecting health, safety, or major property damage receive priority. Routine repairs are handled in the order received whenever possible.

 
Can I submit maintenance requests after business hours?

Yes. Maintenance requests can be submitted through Hemlane 24/7.

 
What qualifies as a maintenance emergency?

Examples include fire, gas leaks, flooding, major plumbing leaks, sewer backup, electrical hazards, or loss of heat during freezing weather. Call 911 if there is immediate danger.

What if I'm locked out?

Residents are responsible for lockout situations unless caused by a property-related issue. Service fees may apply.

Who changes HVAC filters and light bulbs?

Routine maintenance responsibilities are outlined in the lease.

Lease Renewals & Move-Out

Will my lease automatically renew?

Lease renewals are offered at management’s discretion. Eligible residents will be contacted before lease expiration.

 
How much notice do I need before moving out?

Notice requirements are specified in your lease agreement.

 
What happens during the move-out inspection?

The property will be inspected for cleanliness, normal wear, and damage beyond ordinary use.

When will my security deposit be returned?

Security deposits are processed according to applicable state law after inspection and satisfaction of lease obligations.

Lease with Option & Land Contract

When do I begin receiving credit toward purchasing the home?

You do not receive purchase credit during the initial Lease with Option period. Purchase credits begin only after you exercise your option to purchase and transition to a Land Contract, in accordance with the terms of your signed agreements. Any applicable credits and purchase terms will be clearly outlined in your Land Contract.

 
Can I purchase the home before the option period ends?

Early purchase may be permitted depending on the agreement.

 
What happens if I decide not to purchase the home?

If you choose not to exercise your purchase option during the initial option period, your option fee is non-refundable. However, subject to mutual agreement and continued compliance with your lease, you may have the opportunity to extend your option for additional one-year terms, up to a maximum of three (3) years.

If you later choose to purchase the home, 100% of all option fees paid during the option period will be credited toward the purchase price, in accordance with your signed agreements.

For many of our properties, we also offer in-house seller financing through a Land Contract, providing an alternative path to homeownership once the purchase option has been exercised.

Please note: Extension options, purchase terms, and financing availability vary by property and are subject to the terms of the applicable agreements and qualification requirements.

Are your homes professionally managed?

Yes. All homes are professionally managed using Hemlane for communication, rent collection, maintenance coordination, and resident services.

 
Are all available homes listed on your website?

Availability changes frequently. The most up-to-date information is available on each property’s Hemlane listing.

 
Why do you use Hemlane?

Hemlane centralizes applications, showings, messaging, maintenance requests, rent payments, and resident communication.

Do you offer virtual tours?

Some properties include virtual tours or additional media where available.

Are your homes inspected before move-in?

Yes. We strive to ensure each home is clean, safe, and move-in ready.

Future Property Management

Do you currently manage properties for other owners?

Not at this time. We currently manage our own residential portfolio.

 
Will you manage my rental property in the future?

We plan to expand into third-party property management throughout Northeast Ohio. Interested owners can contact us to join our interest list.
